1101 Walnut St.
Philadelphia, PA
1101 Walnut Street is a proposed 18-story mixed-use development with frontages on Walnut Street and 11th Street. The site includes 198 residential units over 16 floors and two 2,000 square-foot commercial spaces on the ground floor. The units are a mix of studios, one-bedroom units, and two-bedroom units. Due to the building’s small footprint, the leasable commercial spaces straddle a small residential lobby which includes mail and package storage. The fourth floor houses residential amenity spaces including fitness, co-working, a 2,000 square-foot outdoor terrace, and leasing offices.
New sidewalks, street trees, active retail spaces, and a recessed residential entrance enhance the pedestrian experience. The building is grounded by a three-story roman brick base with expansive windows. The fourth floor exterior space provides a relief in the massing and relates to the scale of the neighboring buildings. Above, the building features a glazed and metal panel window wall system. A recess within the window wall system highlights the main entrance below and provides an opportunity for an integrated lighting element and metal panel accent.
