Situated along the Delaware Avenue corridor, with additional frontage on Fairmount Avenue and Front Street, this large-scale development consists of over 500,000 square feet of new construction in the form of two 7-story mixed-use multifamily buildings plus the adaptive reuse of a historic designated structure to convert it to 8 townhome style units. The two 7-story structures provide a total of 466 residential units, as well as over 15,000 square feet of retail along each of the major street frontages. The Former Beach Street, which divides the larger structures, serves as a pedestrian avenue, and is lined with retail and building amenities at the ground floor to provide a neighborhood destination. The design and material selections are respectful of the site’s industrial past while adding contemporary accents to break up the long facades, representative of a modern urban streetscape. Aligned with the City of Philadelphia’s vision, this development will help to activate the Delaware Avenue corridor and connect large-scale mixed-use development to generate and promote a vibrant waterfront.
