About the Project
JKRP Architects designed the Ciocca Subaru of Philadelphia facility at 1400 South 33rd Street, transforming a former industrial site into a cohesive automotive dealership campus. The existing site included a two-story bakery building and a one-story warehouse with a prominent billboard structure at the northwest corner of the property.
To accommodate the new dealership, the warehouse was demolished while preserving the portion of the structure supporting the billboard. The existing structural frame and concrete floor system of the former bakery were salvaged and incorporated into the new design, now housing the showroom and executive offices. A new building addition ties into both the retained bakery structure and billboard framework, creating a unified architectural expression across the site.
The first-floor service drive aisle bisects the building, separating the showroom to the south from the service area to the north. Because the billboard could not be removed and all existing sightlines had to remain unobstructed, the building footprint was maximized at the ground level and stepped back on the upper floors. The resulting design carefully integrates the billboard structure into the architecture, making it feel like a natural part of the building composition.
