About the Project

Situated along Philadelphia’s Delaware Avenue waterfront, this 500,000 SF mixed-use development combines two seven-story multifamily buildings with the adaptive reuse of a designated historic structure. Together, the project introduces 466 apartments, more than 15,000 SF of ground-floor retail, and eight townhome-style residences created within the restored historic building.

The Former Beach Street is reimagined as a pedestrian-oriented corridor lined with retail, residential amenities, and active public spaces that connect the two buildings while creating a neighborhood destination. The architecture draws from the site’s industrial heritage through its material palette and massing, while contemporary detailing and articulated façades establish a dynamic streetscape that supports the continued revitalization of Philadelphia’s waterfront.
